Get Ready for Increased Traffic on 170th/173rd
On January 16th, 2003, the Washington County Hearings Officer reviewed and approved several proposed development actions which, when completed, are expected to generate additional traffic along 173rd Avenue.
Two of the actions will account for a total of 500 new homes, 300 on 170th just south of the Elmonica Max station, and 200 on 174th Ave, just north of Sunset Highway. These two developments, in conjunction with the planned tunnel that will join 173rd and 174th Avenues (to run under Sunset Hwy), are expected to generate a considerable increase in traffic along 173rd Avenue.
Following is a listing of the three actions:
- 9:00am - Casefile L0200489 entails a "PRELIMINARY PLAT REVIEW & DEVELOPMENT REVIEW FOR 54-LOT SINGLE FAMILY ATTACHED TOWNHOME STYLE DWELLING UNITS (MERLO STATION IV) & HARDSHIP RELIEF FOR A REDUCTION IN REQUIRED FRONTAGE YARDS".  The 2.3-acre site is located at 1270 SW 162nd Ave.
 - 9:45am - Casefile L0200495 entails a "PRELIMINARY PLAT REVIEW FOR A 290-LOT SUBDIVISION & PLANNED DEVELOPMENT, "ARBOR RESERVE," TO INCLUDED DEVELOPMENT REVIEW FOR 203 ATTACHED ROWHOMES; ALSO, FLOOD PLAIN ALTERATION FOR CONSTRUCTION OF A SANITARY SEWER LINE & WATER QUALITY OUTFALLS".  The 35-acre site is located on the northeast corner of NW Bronson Road and NW 174th Avenue, and is expected to directly contribute to increased traffic on 173rd Ave once the planned tunnel under Hwy 26 is completed (thereby connecting 173rd & 174th Avenues). Assuming that each rowhome constitutes a "lot", it is unclear from the Hearing Notice what the planned uses may be for the 87 lots not consumed by the 203 rowhomes.
 - 11:15am - Casefile L0200491 entails "PRELIMINARY APPROVAL FOR A 288-LOT SUBDIVISION, "ARBOR STATION"; DEVELOPMENT REVIEW FOR 288 ATTACHED UNITS; HARDSHIP RELIEF VARIANCE FROM THE REQUIRED 12 FT DRIVEWAY WIDTH TO A 9.6 DRIVEWAY WIDTH; HARDSHIP RELIEF VARIANCE FROM THE REQUIRED 10 FT MAXIMUM FRONT YARD & A DRAINAGE HAZARD ALTERATION FROM A ROCK OUTFALL, ALL IN A TRANSIT ORIENTED DISTRICT".  This 19.2-acre site is located on the west side of SW 170th Ave, approximately 375 feet north of its intersection with Merlo Rd. This proposal was submitted by the same development company responsible for L0200495 (West Hills Development Co).
